Yes. Work is sequenced and contained specifically so adjacent tenants keep trading, with noisy or dusty phases scheduled around their hours.

What is the difference between a tenant improvement and a white box?

A white box (or vanilla shell) is the landlord's baseline product, ready for the next tenant. A tenant improvement is that tenant's customization on top of it. Landmark handles both, often back to back.

Do you handle the permits?

Yes. Permitting and inspections are managed inside the contract, including ADA compliance review.

How fast can a vacated space turn into a leasable shell?

It depends on the prior tenant's condition and the landlord spec, but running demo through finish under one contract removes the usual gaps between vendors.
