Emergency response, answered after hours
A property emergency does not wait for business hours. Landmark answers when it happens.
Emergency Response (24/7) · Greater Central FloridaWater intrusion, storm damage, a failed door or storefront, a life-safety issue: these calls need a response, not a voicemail. Emergency response is a standing service line, not an afterthought bolted onto construction work.
The events are unpredictable; the pattern is not. Storms cluster in a season and generate the same call from every property at once. Water arrives at night and gets discovered in the morning. A storefront gets hit after close. A life-safety item fails during a walk-through and cannot wait until Monday. What separates a manageable event from an expensive one is almost always the first couple of hours.
The first response is stabilization, not repair. Water stopped and extracted before it moves into materials that have to be replaced. An opening secured so the property is not standing open overnight. A hazard barricaded so the site is safe to occupy in the morning. Permanent repair follows on a schedule once the situation has stopped changing, and working in that order is what keeps a bad night from becoming a larger scope than it had to be.
The same crews that handle facilities maintenance and repair are the ones who respond after hours, so the property gets a contractor who already knows the site. That matters most at 2am, when the difference between a fast response and a slow one is whether somebody has to find the shutoff for the first time.

Questions, answered
What counts as an emergency call?
Anything that threatens the safety of the property or its tenants right now: water intrusion, storm damage, a compromised entrance, a life-safety issue.
Is emergency response available for properties Landmark has not worked on before?
Yes, though existing maintenance clients see the fastest response since the site is already known.
Does emergency response lead into permanent repair?
Yes. The emergency call stabilizes the situation, and the same team scopes and completes the permanent fix.
How is emergency work billed?
It is scoped and communicated as part of the response; ask for terms when you set up the account.
What should I do before the crew arrives?
Keep people away from the affected area, shut off water or power at the source if you know where it is and it is safe to reach, and photograph the condition. Those photos matter later for insurance, and they are much harder to take once the cleanup has started.
Can you respond at several properties at once after a storm?
That is the normal shape of a storm event rather than the exception. Calls get triaged across the portfolio by severity, with life-safety and building-envelope failures ahead of cosmetic damage.
