Commercial doors and hardware that keep working

Closers that no longer close, panic hardware that fails inspection, frames damaged by traffic or forced entry: door issues are a security problem and a liability problem at once. Repairs and installs are handled fast, because a propped-open door is not a fix.

Doors fail on a schedule set by traffic. An entrance cycled a few thousand times a day wears closers, hinges, and thresholds in a way an interior office door never will. Add a forced entry, a delivery cart driven into a frame, or a storm that racks an opening, and the door stops latching, stops sealing, or stops meeting the code it was installed under. Usually all three at once.

The fix depends on what actually failed. A closer out of adjustment is an afternoon. A bent or out-of-square frame is a different conversation, because a door will never sit right in a frame that is not right, no matter how good the hardware is. Anything flagged in an inspection has a measured standard behind it, opening force, clear width, mounting height, reach range, and it has to be corrected to that standard rather than to whatever happens to fit the existing opening.

This work coordinates directly with ADA compliance, since door clearances and hardware are among the most common items flagged in an accessibility review. It also sits on the emergency response line, because a compromised entrance is one of the few failures that cannot be left overnight, and securing it is a different job from repairing it properly the following week.
